Got the new lease from them today in the mail. They signed it with the new rent increase. They also sent in the correct amount due for this month. I will start seeing the difference next month. They moved in the middle of the month, so part of the month is the old rate, and part is the new rate. I'm not looking to get rich on this rental house. But, I barely broke even last year. I am glad it was only rented 1/2 a year last year, or else I would have lost money. By the time I paid the mortgage, income tax on their rent money, repairs, personal property tax on the shed, and real estate tax on the house, gas going to and from the house....I came out ahead about $13. That left nothing to put into my house emergency fund, for any further repairs.
Needless to say, I feel about 50 lbs lighter now.
Which reminds me to brag on the fact I have now lost 26 lbs in the past year. I wasn't really dieting or trying to loose it (although I needed to). It is just from not sitting at my old work desk for 8-12 hours a day. I didn't realize how many calories farming takes. But the extra walking, hoeing, tilling, mowing, haying, raking, baling, slinging bales, chasing horses, cows, poultry, and kids adds them up.
